5 KEY STEPS TO FINDING YOUR NEW HOME - Step 5

As a buyers agents, we often come across home buyers who don't have a good idea of what their budget is, or don't know exactly what they want, or don't know where they really want to buy. Buying a new property can be daunting and sometimes it can be hard to know where to start. So when looking for a new home to buy, it is important to have a strategy in place.
In this 5-part blog, we will give you 5 key things to do to get you started. The 5th, step is to do your due diligence.

As a buyers agents, we often come across home buyers who don't have a good idea of what their budget is, or don't know exactly what they want, or don't know where they really want to buy.
Buying a new property can be daunting and sometimes it can be hard to know where to start.
When looking for a new home to buy, it is important to have a strategy in place. In this multi-part blog, we give you 5 key things to do to get you started.

Step 5 – Do your Due Diligence
Once you have found your ideal property, it is important that you do your due diligence before you make an offer or bid at auction.

Due diligence includes:

  1. Building and Pest inspection - these are money well spent. It will tell you whether there are significant issues with the integrity of the property.
  2. Contract review - the contract for sale should be reviewed by a conveyancer or solicitor.
  3. Proposed developments - review the council website to see if there are any proposed developments or rezoning in the area. If there are any concerns go to council and speak with a development officer.
  4. Talk to the neighbours - there's nothing wrong with meeting your prospective neighbours. You might find out something about the property.
  5. Inspect the property at different times to the open house - this could be a separate private inspection or a drive or walk by. It may highlight issues with the property that were not evident during the open home such as noise, parking etc at different times of the day.
