As a buyers agents, we often come across home buyers who don't have a good idea of what their budget is, or don't know exactly what they want, or don't know where they really want to buy.
Buying a new property can be daunting and sometimes it can be hard to know where to start.
When looking for a new home to buy, it is important to have a strategy in place. In this multi-part blog, we give you 5 key things to do to get you started.

Step 2 – Define your Search Area
Defining your search area seems simple, in theory, but in reality, setting the search area can be one of the biggest challenges in a property search. Set the area too narrow, and you could miss out on opportunities in neighbouring suburbs that meet your budget and criteria. Set your search area too broad and you risk becoming overwhelmed or trying to compare apples and oranges.
Quite often, we are asked to search based on a radius from a school or workplace. While this may seem good in theory, in practice, it can lead the search to areas and even suburbs that a buyer would never consider.
When thinking of your search area, you need to take into consideration both your budget and your property Wishlist too. There's no point wanting to search only in a specific area when there is a mismatch between your budget and your property Wishlist. Sometimes compromise is needed.
Looking at the medium suburb price will give you an idea of whether you will be able to afford the type of property you are looking to buy.
